I have a client that says ice forms and builds up every yr during the winter, the house is only 8 yrs. It has vaulted ceilings throughout out the house, it’s a mtg home. Theres soffit events all the way around, 3 square vents on the roof. I’am looking for a good or best explanation to give to my client why this is happening.

If all else fails I would recommend a good Infrared scan.

Scott:

It sounds as if there is no Ice-Guard installed at the eaves edge. Almost all shingle manufacturer's require it in areas susceptible to Ice damming.

Best Regards,

More than likely the cause is inadequate insulation as valted ceilings are typically not insulated as well as the should be not to mention they are commonly improperly vented.

Maybe this will help:

Thomas pretty well nailed it…poor insulation and/or poor ventillation.

Heat from the home escapes into the attic and melts the snow on the roof. As the water travels toward the overhang, it freezes and starts daming up. As it dams up, it slowly crawls under the shingles. This causes major damage to shingles and can lead to roof leaks, sheathing damage, etc.

Thanks Kevin. I have seen this often with my parents home…often as in every winter icon_lol.gif They live in a old home with a low pitch roof and poor insulation, not to mention an inaccessible attic. I just can’t convince them to let me build them a new home As winter is fast approching again this will be the big story on the news the next few long months icon_lol.gif Ahhh how I love Michigan

So that could also explain why the shingles in the valley are starting to curl for only been 8 yrs old, while the rest are in good shape yet.

Thanks

It is most noticeable in the valley’s as this area has the lowest pitch, and most water accumulation.
