In the industrial/commercial world, owners know the cost of building/equipment failure. Home owners do not!
They will fix things as they break.

What is the most costly appliance in the home? HVAC
What would make you move out to a hotel if it didn’t work? HVAC

How many are on a bi-annual contract? <10% ?!

The time to successfully market PM programs to the homeowner is AFTER they had a major failure. Otherwise you have to sell the program, then your self to do it.

Homeowners seem to think if you don’t come and tell them of an impending problem, they won’t have a problem!

The best potential client in residential PM’s is the >65 yr group.

I agree with everything you are saying. But you could say the samething about PM on vehicales about 20 years ago. I would say that the mentality changed mainly because of efficency and enviormental thinking.

That is called living hand to mouth and I agree.

Personally I would have no interest in PM’s for residential. Energy audits Yes show how you can save someone money and they are more responsive to what you have to say.
