This is a picture of a roof near the end of its useful life. There is obvious granule loss and weathering. The biggest problem is the curling on the edges which leave the shingles vulnerable to wind damage and consequential damages such as water penetration.

I read the article on how to clean algae and moss off roofs. I think I can add value to clients by informing them on best practices. If a client wants to pressure wash their roof and there is a chance for water penetration due to unknown roof malfunctions, they may end up doing more damage that may not even appear in the near future. I learned to properly wash a roof with a garden hose and bleach solution-making sure to cover the landscaping below.

In the photo several tabs of shingles are missing from the 3 tab shingles covering this roof. There were a few, 12 missing tabs in total on this approximately 20-25 year old roof. The majority of these were either on or very near to rakes or ridges and oriented towards the same direction, most likely the windward side based on openness of the lot in only one direction. Based on the missing tabs along with other noted defects this roof would be recommended to be evaluated by roofing contractor for replacement.

The underlayment appears to be improperly installed. The underlayment was installed beneath the drip edge instead of over the drip edge at the eave. This condition may cause deterioration to roof decking and fascia boards. Recommend evaluation and repair by a qualified and licensed roofing contractor.

This picture is of a shingled roof that looks properly installed. I noticed there were no missing shingles. There was flashing properly installed to prevent any water intrusion from getting between the shingles. There was one layer of shingles installed and no buckling or splitting either.

The image I reviewed was of asphalt shingle siding that showed the different layers of a proper installation. It shows the pattern of how shingles should be placed on the roof and proper sheathing. It also showed how many fasteners should be placed on each shingle being installed.

this is a roof in my neighborhood that as you can see has no apparent damage, the only thing that can be seen from this viewpoint is some discoloration that will not effect the function or performance of the roof.

In the inspecting a shingle roof course we covered hail damage to a shingle roof. The hail damage that can be seen in the photo is fairly obvious and should be including in the inspection report. Although not all shingles need to be replaced, further examination is required in order to make that assessment.

In the imagine illustrating the difference between blisters and hail damage on an asphalt roof, the blisters can seen as a more direct hole in which part of the mat may be exposed. Hail damage is more defined as granules being imbedded in the shingle face.

Plumbing vent stacks allow airflow to the plumbing system. The flashing is damaged allowing moisture to enter between roofing materials causing a leak. Recommend repair or review by a licensed roofer or contractor. Sealing the flashing would prevent further problems in the future.

Inspecting receptacles requires a receptacle tester. These testers light up to explain how the receptacle is wired. Improper wiring should be reported for further inspection or review by a licensed electrician. If properly wired no further action needs to be taken.

The roof inspected has asphalt shingles installed that all seem to be in good condition. There is no visible sign of damage to the shingles. All visible flashing is installed properly around both vents that extend through the roofing system.

The components that make up asphalt shingles vary between different manufacturers. Asphalt shingles are made up of a mat usually made of fiberglass or organic cellulose. The mat is found between two layers of asphalt. The asphalt usually has a layer of granules coating its upper layer.

Condition: Couple of shingles missing. Around the area with missing shingles, other shingles are beginning to lift. Might be signs of aged roof. Flashings were all installed properly.
Recommendation: Have licensed roofing contractor come look at and access roof.

Performance of a cool roof are solar reflectance and thermal emittance. Both properties are rated on a scale from 0 to 1, where 1 is the most reflective or emissive. Although there is no industry-wide definition of a cool roof, the EPA’s Energy Star Roof Products Program has established a minimum standard, requiring that cool roof products have an initial reflectance of at least 0.65, and a reflectance of at least 0.5 after three years of weathering. By contrast, conventional asphalt roofs have a reflectivity of between 0.06 and 0.26, resulting in large amounts of heat transfer into the building’s interior.

This House was originally built with out a cricket when the homeowner had the roof replace there was water damage found around the chimney and decking, the decking was replaced and a cricket installed with the proper flashing the shingles where also installed as a closed valley.
