Step-flashing should always be installed where an asphalt-shingled roof meets a sidewall. A sidewall is defined as a junction between a vertical wall and a sloped section of roof. Roof has been recently installed within the past few years and has a good adhesive strip bond. There are no signs of damage or installation issues. There is one layer of asphalt shingles present with sufficient attic venting present and all roof penetrations have been installed properly.

Laminate roof shingles recently installed in the past few years appear in good condition. Valley is a closed cut type. Adhesive strip has fully bonded and no evidence of wind or hail damage. Eve and rake flashing were replaced at the same time of shingle installation.

They can be damaged by stacking to many on top of each other, or by being stacked unevenly. The next stage of aging is accelerating. This is what takes place while installed on the roof, still being effective. The last stage is decelerating, this is at the end of shingles life expectancy.

As home inspectors we need to access the roof in order to do a good inspection. This is done by using a good functional ladder. Safety is key. The roof shown used to have a very old organic comp shingle roof before I bought the house. Since the loan wouldnt go through without a passing roof inspection they put a new fiberglass mat comp shingle roof on. In 2006 organic shingles were discontinued.

Some fun facts about fiberglass comp shingles is that the mat makes up less than 2 percent of the shingle but slightly thicker mats will increase the strength of it. Also these fiberglass mats are more resistant to heat and humidity than the old organic counterparts.
