Inspection -- Missed Insulation Under the House

Why don’t you just accept it the way it is and hire an insulation contractor and remove the rodent-infested fiberglass and have spray foam insulation installed? or are you trying to get someone else to pay for it. Shady. It is usually the loaded ones that try to get things done for free.

Well, to your point – we fully expect to have to pay for repairs. We’re not expecting the inspector to pay the full $4000 cost to have the spray-foam installed.
But we did pay for an inspection (cost = $350), and we received an inspection that was faulty.
At this point, my plan is simply to ask the inspector to refund us HALF of the inspection fee we paid – since the inspection (while still useful for other aspects of the home) substantially missed the mark in terms of insulation.

To me that seems like a fair compromise, and I hope the inspector will agree.

I will agree the inspector should not have marked down he seen glass batting if he did not. But at the same time its not a bad thing! Look at that picture of the batting someone posted. in a few years they almost all look like this. Rodent infested, full of organic growth and falling down. (batt insulation does not stop moisture only delays identification and then exacerbates it) If it were my home, and I was serious into squeezing as much as possible in terms of energy efficiency from my home i would look into encapsulating that space and insulating just the walls. In fact if my home did have batting on the underside I would rip it out more then likely. Seems like you are going to a lot of effort for $175.00. I ask again would you have purchased the property if he had marked no insulation?

Well – yes, probably would have still purchased it – but would have brought the “lack of insulation” issue up with the realtor and the seller – and then asked for some reasonable compensation to have the insulation repairs made [That’s what we did when another inspection found some “pest control” issues on the home that needed to be remediated]. We’re not rich; we have to watch our pennies carefully…
