I’m a new inspector just starting out I got a Yelp request today somebody wants to see if the cracking around the door frames and on the ceiling or settling or structural damage how would I price this and what sort of inspection when I recommend?
Depends. What will be your method to determine if it is structural damage or common settlement?
Please tell us you have experience as a contractor at the very minimum!!

How much do you want to make an hour while inspecting? Once you know this, estimate the time and travel involved and price accordingly. You could call this type of inspection a “Limited Inspection” and be sure to spell out (in your contract) exactly what you will and will not inspect for the customer.
Charge them $9, 832.85. Inspect it like an inspection and recommend you inspect it like an inspection.
I have found that many “Requests” that come through “Yelp” are bogus…My guess is that you will get a phone call (with in a day or two) from “Yelp” trying to sell you an overpriced ad campaign or Paid Subscription…Because “they noticed you are getting a lot of traffic on Yelp”…This is a tactic they will use to sell you a paid subscription. Let us all know if I’m right about that phone call from Yelp following up on their bogus lead.
They need a Structural Specialist not a home inspector. Your job is simply to report what you see, why it is and/or is potentially a problem, and what type of person from whom to seek further assistance (comtractor/professional/etc.) That person’s job will be to determine root cause and repairs necessary.
