Often mentors are very busy people. I know that I don’t go searching for mentees while they wait for my phone call.

So, Bill, you may want to contact some CMIs or CPIs within 80 to 100 miles, or closer, to your area and communicate with them. Maybe one, or more, will help you. Also, some inspectors feel as though they are training their competition by ride-alongs or mentoring or hiring and some are into it just for the $.

When I’m contacted in this manner my advice is to get in touch with a multi inspector outfit about 2 hrs drive from where you intend to inspect. The whole setup may work for you as you accumulate the expertise togo out on your own if that’s the goal. It won’t be easy whichever way you go.

Looking for someone to help you by giving them an assignment probably isn’t the best method.

Pound the pavement. YOU pick up the phone and call some people, search websites, send some email, look into a local association, ask a real estate agent who they know/use.
