I went to GHC’s web site and most of their language on what they build says modular. This could be why you are being asked to change it.

Modular homes are manufactured in a factory and are transported by a flatbed truck whereas a manufactured home is transported by its own wheels. A modular home has more stringent standards than a manufactured home.Modular homes are less mobile than Manufactured. Modular homes are a bit more expensive than a manufactured home. Modular homes are held to the same inspection standards as site built home and must structurally inspected whereas a manufactured home does not need to be structurally inspected like a modular.

Newbie here going over old posts.

The data plate specifically mentions conforming to Michigan Residential code; thus, this would be considered a modular home.

While modular homes are “manufactured” in the general sense in a factory, in real estate parlance the term “manufactured home” refers to homes built to HUD code after July 1, 1976. Homes built to state or local code are considered “modular”.
