The inspection was a 1983, 3/2, 1,842 sq ft home. The carport had been renovated into an addition. The main panel is in the renovation. The exterior meter with overhead service wires sits on the exterior wall adjacent to where the main panel is located. There is a small sub panel in the attic and a small service panel at the exterior near the meter which feeds a window unit.
In inspecting the panel I could not find a main breaker. It’s not a split bus panel. The bonding screws have been removed from both legs of the panel. Can someone help me figure out what I’m looking at? My initial concern is that there is no main breaker, but I feel there’s more to the story that is beyond my comprehension. Thanks in advance for you help.
Great observations imo just a shitty flip with no permits. List the defects, safety/electrical/fire hazard etc, recommend licensed electrician, recommend have seller provide all completed permits and c/o. Done. Don’t think too much about it.
Just a few thing wrong here:
Yes there needs to be a main breaker as the service disconnect which appears to be missing.
The attic sub-panel needs a 4-wire feeder and separate buses for the neutrals and EGC’s.
The connector on the service entrance (SEU) cable is missing.
The main panel is lacking the required MBJ (green screw).
The GEC is improperly spliced with the split-bolt connector.
The panel directories are incomplete.
There appears to be several different brands of branch circuit breakers.
There is probably other violations not visible in the photos.
