Has anyone taken the course for inspecting Modular and mobile home? If so, do you get a lot of business from it?
Those will come along as you gain traction in your business.
Also look into HUD Structural Foundation inspections.
I must be doing things wrong, because the phone has never rang simply from taking a module.

IAM just getting started with my inspections,
I have a friend who is a realtor who sells mainly mobile and modular homes.
He said as soon as I get certified to inspect them to call him and he will give a lot of business.
Just wondering about if I should get certified to do them?
Terry, it depends on your region and if there are enough mobile/modulars in your area. My area has a lot of mobiles going from old to brand new, very nice homes that you would never know until you inspected it and saw the the features.
If your area is similar, it’s well worth getting certified for and yes, you will get some calls because you’re certified in mobiles. Modular, we don’t have much and not sure about that.
There isn’t much to them. Take the course and understand how a manufactured home is built.
No attics, normally on a crawlspace, very little to see underneath due to bottom barrier wrap.
Again, check out HUD Structural Foundation Inspections. That’s separate from the home inspection and typically requested from a lender.

Go ahead and get the cert. It would be well worth it if you have a RE agent referring you.
its not a bad class to take anyhow…what have You got to lose…go for it…they are a fairly easy inspections once You have done a few You kinda know what to look for…

Terry, also keep in mind when it comes to “manufactured homes” the difference between both mobile and modular. There is a big difference between the two systems and how they are constructed and placed. For mobiles, be sure to understand what is considered a ‘permanent’ foundation according to FHA regulations. This should be covered by the course, but it’s something that is very important in inspecting mobiles.

I’d like to add that the term “mobile home” was discontinued in the late seventies. It was replace (by law actually) with the term “manufactured home.” I would highly recommend to the OP not to use the term “mobile home” in any reports or correspondence and pretty much get that term out of your mind all together.

There is a very specific difference between a Mobile and a Manufactured Home, and then again Modular Homes.
Changing the name from Mobile to Manufactured DOES NOT make them both the same!
Still commonly used in listings here. Not sure the RE agents or brokers got that memo.
Amends the United States Housing Act, the Housing and Community Development Act of 1974 and the National Housing Act to change the term “mobile home” to “manufactured home.” Revises the definition of such term to mean a structure, transportable in one or more sections, which is more than eight body feet in width, is more than 40 body feet in length in the traveling mode, or is 320 or more square feet in interior space when erected on site.

The software I have doesn’t quite fit a manufactured home?
Mobile Homes" were built before 1976. Everything after is a “Manufactured Home.”
Regardless of the year built, I still recommend using the term “manufactured home.”
“And after the HUD Code was created in the 1970s, the Housing Act of 1980 later mandated the term “manufactured” be used in place of “mobile” in all federal laws and literature that referenced homes built after 1976.”
