Mold/mildew

I guess my picture is too big to load, so I am just going to ask questions. I did an inspection today, had water damage to floor joists under bathroom. Where the subfloor meets the floor joists was white mold in varying sizes. Now what. I recommended that the area be reviewed by and industrial hygienist, but is there anything else I need to tell the buyer. It is an area that is only about 2 ft by 4 ft (not completely covering the area), just some spores in that size area.

Why did you referr it to an IH? Was someone sick. Sick building syndrome typically involves more than a single person. Yes, certified IH types are the right people to perform mold testing, but it’s ususlly not the inspector who recommends them. A medical professional does. I agree with Joe. Referr the client to the CDC or EPA websites.
