Mold Smell...how to handle

I walk into this 1st floor condo built 2009. Very nice unit. I immediately smell mold with a mix of Glad plugin.
Glad plugin is in entrance way. Continue with inspection…roughly 10ft outside unit in hallway there is storage room. (cinder block) I get blasted with mold smell. Nothing visual but very smelly. Continue with inspection…next to nothing is wrong with condo. Almost perfect. Finishing up do the AC split and its way off 7 degree difference. It stayed at 79 the whole time I was there. No one has been living there for a while. I look up AC not working mold and it it takes 1-2 days for spores to form (FL). How would you handle this? How do you handle things that your suspect…but have no evidence. And of course the brokers say we don’t smell anything.

In Florida, mold is a separately licensed activity, so be mindful of what you say, write, and report.
Report an odd smell or whatever, and report if you saw any signs of moisture, and recommend a mold assessor if you believe that’s appropriate. And of course, if you saw what may be mold or microbial growth, report what you saw and where.

If the A/C was off (not operating) for awhile, it takes time to remove the humidity before the temperature drops. You didn’t say how or where you took the air temps, but if your assessment showed an insufficient output, then report that observation. What did the coils and blower look like?

thank you…very helpful…they were clean…I used a thermal camera at 3 supply’s and the return.

I would simply report a “musty” odor was observed but the source could not be located. Recommend having a qualified contractor make corrections before closing.

what your take on the cloth wire?

From what you’ve said, air quality sampling recommended.
I’d be surprised if it didn’t come back elevated.

I agree with Scott, I write up musty smells, cat or other animal smells, and if the floors had just been finished and are still flashing off, those smells, as potential health hazards.

Wrote one up last week because I smelled natural gas. I notified the current owner (FSBO) and told him he should call the local utility ASAP, and until then to vent the room in the basement where I smelled the NG.

You did not measure “split.” On the other hand, most HIs try to measure split like you. This has been addressed in several other threads including one this year, so I won’t beat it up here.
I agree with other comments about the odor. I even report unusual or musty odors if my client smells something that I don’t.
