Mortgage Inspections, anyone doing them?

Is anyone doing any mortgage inspections? I have a potential client, but not sure what format or template to use.

Welcome Richard. Are you by chance referring to new construction phase inspections. A little more clarity regarding “mortgage inspections” may help us, help you. :wink:

Are you sure you don’t mean Mortgage Loan Inspections?

If so, this requires a surveyor to assess the property bounderies and make sure they coincide with information contained in the deed, I don’t know about other states and don’t know what state you’re from, but I know that in the state of Ohio, to be a surveyor one must be licensed as such to perform these functions.

I have done a few for a bank when a client wants to re-finance their house. Its pretty much the same as a home inspection, Just need photos of all rooms and conditions, and also defects.

Thanks for the welcome, Thomas, and the quick responses, guys. I would have more clarity if I knew what I was doing. I am new to this industry, so bear with me. Im referring to inspecting bank-owned properties, occupancy verification, and property condition inspections. I have been in the restoration and indoor air quality industry for 30-plus years and will transition to home and commercial building inspections. Companies offer these services, and a client asked me if we provide “Mortgage Inspections.” I may ask if they have a format they like to use, but I wanted to do a little research first. @wjones18 William, I think that is most likely what they are referring to. @kleonard Kevin, I don’t think they are looking for boundary verification; I am in Tampa, Florida. This sounds like the type that fall under the “Field Services” category of the Inspection Industry.

Is this an actual private person client, or a Company Rep that has contacted you regarding these inspections?

if its field service inspections Good luck, You will never make any money driving around getting photos of houses that have people there knowing the bank is looking to take their house, you will get $25.00 to go there and try to get all the photos they want front back sides etc. And hope you don’t get shot.
Do not do fiend service inspections. I worked on REO properties back in 2009 till 2015. Back then there was a ton of them and its a different world now. Back then I was able to break in to the house if it looked vacant, Change the locks, Remove all trash etc from the house, Clean it, Do repairs, cut the grass and winterize in the winter months. I would make at least $4,000 a house. Did this about 10 times a week. Now with all the regulations you cant do any of this but drive by and take a few photos for $25.00

It’s all about turning numbers with them. Before I was established with home inspection, I took on a fair amount of field service inspections. Back then you had 7-9ish days to complete them. I could dedicate 1-2 days a week and do 30 in a day. It wasn’t bad supplemental income. As I was getting busier with home inspections, the days allowed for the field service inspections got tighter and tighter. I think it was down to 2-3 days. At that point I gave it up. If you can do it a couple days a week and turn high numbers, go for it.
