Due to our systems running so much and our locale it is a endless list of temp. diff. that are around 10 degrees, beat up condensers(high salinity), and coil cleaning recommendations plus alot of duct work also that is leaking.(and we know what that can cause)

Overall neglect and improper original installation/design are the given items on almost every house. The mortgage companies should require inspections on every house sold.

It has to be electrical. I am finding that even licensed electricians, and I use that word loosely, are trying quick fixes. Rather than spend 10 minutes extra, and $40, to add a new breaker, they would rather double tap, and even triple tap an existing.

In 2004 I bought a 1950 home as an investment. The owner had purchased the home in 1954. During a period of 50 years the homeowner had done very little to the home as far as maintenance or repairs.
The homeowner had put a new roof on a few years ago and had done it improperly.
The homeowner had remodeled the bathroom probably 25 years ago and it was a disaster.
Everything was old, outdated, deteriorating, falling apart.
There are a lot of these types of homes in my area and I think they would be very difficult to inspect.
Everything in the house, every system, and every part of the house would be probably be classified as "unsatisfactory".

Seems like almost everyone has electrical problems around their neck-of-the-woods, complicate that with makeshift A/C repairs and otherwise shoddy workmanship and it pretty well sums up the general problems I encounter down here.
