I got to thinking today, after inspecting a 1300 sf home that the only two things wrong were the vent upsized at the elbow for the water heater and the dryer vent cover was broken. It got me to thinking, has anyone ever inspected a house that there was nothing wrong with?

Had one in the first part of June. 2200 SF ?no TPR discharge tube on water heater and one exposed wiring junction. That was it ? even purely cosmetic items were very few and far between.

Dave, Funny you brought this up! I did one about two weeks ago, first one I found. 2800 s.f. home, I literally couldn’t find a thing wrong with it. Of course it was only four years old, but I’ve done many brand new homes that weren’t even lived in yet that had at least a few things wrong. Anyway, on my summary page where I usually expand on defects, I just wrote some maintenance tips to help them keep it in the great condition it was in! BW
