This is a new build home and a new roof. Whats up with this weird water spot around the this vent? In the second picture when you pull away you cane tell the roof is drying from the snow thats on it. So why does this vent have a wet spot around it and the others do not?

Because the air coming from the vent is warm.
It’s probably an exhaust fan from inside.
