Absolutely! Some of the worst homes I’ve ever inspected were “contractor owned”!
My client was buying through VA financing, so I was pretty sure the VA appraiser would call out the garage door opener as unsafe. Unfortunately, in FL, insurance sets the mood - often, realtors try to gloss over defects if they have no bearing if the property is not insurable. Since 99.9% are written as “as-is”, insurability and the FHA/VA appraiser are all they care about.
