Oversized A/C

1983 2 x 4 wood framed central florida home on slab, 1800 sq. ft. living, dual pane windows, 4 inches of cellulose insulation in attic. This home has a 4 ton A/C split system, 97 model (not a heat pump, just A/C with electric heat). My thoughts were always 1 ton for every 500 to 600 sq. ft. which would put it at about a 3 or 3.5 ton which is what I’m use to seeing. Any thoughts on this and if oversized how I might word it in the report.

It may be oversized but not an obvious defect without exhaustive testing therefore it is not in your best interest to stir up an issue without being convinced without a doubt.


Just state the size and the typical size (if you want to) in the report and do not list it in the summary as a problem unless you honestly believe it is.

How much glass?

Ton per sq. ft. is a "wild a$% guess" at best.

However, this IS a big defect when the unit does not handle the latent heat and mold grown on everything in the house.

The only real problems with a way oversize AC system is that it will be less energy efficient and less able to keep the humidity low without making the space to cold.

The HVAC contractors around here use 400 to 500 sq. ft. as a “rule of thumb”, so at 4 tons you’re in the ball park.


Did the home have vaulted or high ceilings?

Monte: We seldom see more than 4" of any kind of insulation on homes built prior to the 90's! And we still build with single pane windows!!!! lol
