Most agents I work with do one of several things … change our standard contract from 10 days to say 15 WORKING days or they get an extension
Same here, but as we both know only a handful of agents really know their craft.
And this isn’t always possible in a Bull RE market, with ferocious competition for a scarce few properties.
You have to consider the cost in a business start up.
Asscoiation fee’s, insurance policies, license fee, report software, tools, web site and most costly and time to be successful is marketing.
To be considered a reliable inspector is not cheap.

I wouldn’t be able to do late afternoons… do you find there’s enough weekend inspections to keep you going without afternoons?
At this point I have 1 or 2 a month on weekends. If it provides you with the income you are ok with than go for it and see where it leads you. It also depends on the population of your area. You maybe able to get 2-3 per weekend, you just need to market yourself well.

I understand needing to keep full time job. You will have to rely On the fact that clients will have to be willing to wait for the weekend. But you don’t know till you give it a try.

Interesting to hear about what is happening in other markets. In this market, there’s several bidders on every home. I did one 2 days ago with 15 offers. Most have at a minimum, 5 offers unless it’s just a ragged out house. The winning bids are offering a good bit over asking, have 5 day contingencies, including only 5 days for radon. They get the inspection report the same evening unless it’s a very large home and they get it the next morning. If I can’t get the inspection done within 2 days, 3 at the outside… I don’t get the work. Even if they want me to do it. This doesn’t mean I’m overly busy, there’s just more buyers than homes. There’s a 10 day supply for low cost housing like townhomes and condos and about 15 day supply for single family homes. If it’s on the market more than 3 days, there’s something seriously wrong with the house or location.

Most people who all me want their inspection done yesterday.
Hence why I now have inspectors under me, so I can keep up with such short time periods.
