PLEA from ASHI that pushed for Licensing

Many of us hear the Floridanian inspectors talk about 4-point inspections BUT don’t really know what they are.

To me the most important points on a house would be:

  1. Roof; 2) Foundation; 3) HVAC (heat & a/c); 4) Main Electric (entry and main panel); and 5) Main Water (entry & water heater);

Maybe 6) Attic Cavity / Framing

So What Does a 4-point include…

NOTE:

Today is February 19th. I can’t remember exactly BUT it seems the last day of Missouri’s legislative session for passing a Bill is about May 13th.

Thats about 3 months away. I would NOT get real cocky that a Bill is dead just yet.

Here is what the KCRAR (local agent association) says about this year’s Missouri legislative session:

Did you get that? “Integral part” and “managed by a board of home inspectors”?

Talked to 2 inspectors today and yesterday. Both attended the Kansas City ASHI meeting this past week (Grate Pains ASHI) and both indicated the leaders urged them to write or email legislators VOICING objections to a liability of 1 Year AFTER the defect is discovered but NOT to object to the licensing law itself.

There is a genuine threat to the ASHI bill … and it has nothing at all to do with “trial lawyers”.

The 1-year limit of liability is a 2-edged sword.

You can say that again,…!

Licensing cannot be affiliated in anyway with a used house salesman’s agenda.

Our state has 3 basic limits of liability for consumers who want to sue you. Breach of Contract, Negligence and Fraud. Each has different years for the LoL. I can’t remember exactly but these can range from about 3 yrs to 10 yrs.

The “1 year after they DISCOVER a defect” could have significant effects on us.

What I find VERY appalling is watching this BB, as well as ASHI’s or NAHI’s.

Just like in the past 10 years since we 1st fought it off in 2002, there is ALMOST next to none of our home inspectors raising hell, WHICH makes it real EASY for the Realtors to tell the legislators “Look, other than a FEW whiny babies the home inspectors are in favor of licensing” AND for the Realtors lobbyist Sam, and the ASHI lobbyist Pat to set the stage that MAHI is the VOICE of all the Missouri inspectors.

Just like in Kansas, Only a handful of our home inspectors are doing anything to fight for their profession … Pitiful

One other thing … Just like in Kansas the realtors have put together pre-written letters on the various realtor web sites for their members to just plug in a legislators name and email address AND then whoosh it out the door telling how vitally the state needs this.

I’ve seen 2 state Boards doing this already … If 5% of Kansas Citys Realtors did this there goes at least 325 letters pleading to the legislators to help SAVE the Missouri population from Inspectors gone wild.

Have we seen any media on this …

One should not be either fooled or comforted by message board silence. Much is happening to keep ASHI’s bill from going through.

MAR actually emails the web link of the letters out to all their members and ask the Realtors to take a minute out of their day to hit click and send.:cool:

If home inspectors are to be licensed in Missouri, then all trades people, repairmen of all trades, home builders, appraisers, HVAC, electricians, plumbers, uncle bob, all should be licensed, regulated, insured when doing home repairs for any unsuspecting home owner.

Missouri lawmakers, if you want home inspector licensing, better go all the way to protect consumers like the lady in the story above. Kansas should listen also when the home inspection laws sunset in 2013.

License for one, license for all.
