My clients could care less about my expenses Darin.
They just want a high quality report.
If they want general canned lingo they will stop refering my services and go hire a guy that has tons of legal disclaimers to go with B.S language that describes one of the 8 or 9 house styles to make it easy on the report time.
I sometimes spend a few hours on the phone with my clients and could care less about the time.
I am a home Inspector and have no life Dammit.

Yeah I could tap my way through canned paragraphs and do, for general tips and recommendations plus material items but it stops there. Too be a success do you simply mimic or do you set yourself apart?

Would never stoop to being a mimic. Was talking about exactly what you endeavor to be - a person that set’s himself apart and does it his way.
I like to take it a little further and have specific pre-written (canned) paragraphs describing specific things. We all know that every trip out is not unique. Items repeat. Even specific ones. Sure, there is an occasional thing we see that requires an entirely hand written response. But for the most part, what we are seeing is a variation on a common theme. So the 70% canned paragraphs works for me and the other 30% comes from you anyways when I ask a question in the forums
I believe that at the end of the day if you ain’t making money you should be doing something else.
The most important part is you’re happy doing it. Good for you.
People are not stupid and prepackaged language looks exactly like what it is for the most part.
When you think all issues start looking alike you are then vulnerable to slipping up.
Just my opinion.
I use plenty of canned language myself, but only to back up what I see and blend it in appropriately.
I have seen ,read and gone over literally 100’s of others reports over the last 5 years in a constant effort to improve.
My constant narrative lends itself to a few mis-spells and minor typos .Clients are just happy that I seem to observe and notice more than others and about 25% so far have emailed or called to thank me for all the sweat I put into it.
That is all I want other than a bigger percentage to do the same.
All said I work over 12 hours a day.

Last thing for me on this thread is that there is an intangible involved here ,at least for me.
When I force myself to put as much narrative in as I do, it forces me to think about the property in a more holistic way that gives me a better insight.
The canned comments tend to make me feel in a race to finish.
However I use pictures as notes, which may account for my report style
