You’ve got some mandatory SoP linked to code type issues that are indeed more stringent than many other areas. BUT part of that has to do with a mandatory inspection report format THAT no other state has.

Where Gary is from, there is NO mandatory state RE contract; NO mandatory state building codes (over 65% of his state are without a mandatory building code); there is NO mandatory state license for electricians, plumbers, hvac contractors, contractors, etc, etc. Kansas City has 81 townships / municipalities and at least 23 versions of different codes in affect. He speaks of a knowledge of his area.

NOW, although your area is more stringent than his, having spent 10 years living in Texas, I’ve seen a butt load of 8-10 page Texas reports that meet the Texas state SoP that guys like Gary wouldn’t even think of giving to their clients.

Its the same everywhere … There are great reports AND there are Realtor friendly Reports. Seldom are they the same.

George, your name says that you are professional. Stooping to your basic, minimal SOP’s and mandated reports says to me that you are not. Be careful how you use that term.

Last weekend I went to Reno NV to listen to Nick and then Mike Crow. Nick first talked about promoting and marketing your business using InterNACHI materials and becoming a CMI.

Mike Crow got up and starting talking about home inspections. I took about 20 minutes about what he had to say, and walked out. I could not take it any longer. He promoted 15 page reports, with only 10 to 12 pictures. He talked about how the RE’s created our industry, and we should cater and listen to them. He said that we should write reports to the SOP’s only, and nothing more. No appliance inspections. Why do more work? It just costs you money. Do not write about how to fix the problem, just note it. Let the RE discuss the defect with the client. On, and on.

It is sad today how many HI’s serve the clients in this way. I will not. I made my point to many senators, and the governor of Kansas. Kansas HI laws are gone. Until you get some big ones, you will continue to perform your reports to the whims of RE’s in Texas. I can only assume that you like government telling you what to do.

I have watched how the home inspection laws have been changed in Texas over the years, and I have watched how other Texas inspectors gripped about those changes for good reasons. So what you said about Texas makes no sense to me.

How do you think the dumb idea of licensing home inspectors got started? :-k
