pre. HI real estate contract

has anyone heard of pre inspections thru a real estate agency where every home they list an inspection is compleded and the fee that is 1/2 our regular fee is paid only if the house is sold and on closing the so called benefit to us is that we receive all the inspections from that agency

When they say liability is limited to your fee only?that is probably just until somebody sues you. If you choose to pursue this make sure you use your pre-inspection agreement and carry E&O.

I’m pursuing the prelistings also but theres no way I’d agree to the 1/2 now, 1/2 later. Now if you get EVERY single one of their inspections…well, then theres room tolerate such things. But I highly doubt that would be the case. I’d venture to say that you are on a list and if you happen to get piacked you get the call, and maybe the job. But to have to wait till the deal closes to get the back end of the $$? No thanks. That could be months down the road…if the home even sells at all.


In my humble opinion that kinda makes a HI sound like a nuisance that has to be put up with. As if our services are not worthy of being paid in full at time of services rendered. Give me a break. Ask the realtor if he/she gets their cut 1/2 now and half later where the 'later' might be months from now.....if at all.
