Here’s a question for those of you that base your price on the selling price of the home.
1954 build - 5600 sq. ft. single story home - 1 pool - 2 spas - 4 AC/heating units - 3 fire places - raised foundation - valued @ $4.5 million (Beverly Hills CA).
Here's the catch. . . he's not selling. He simply wants an inspection for "maintenance" purposes.
How would you price this. I've scheduled this for Saturday morning @ 9 am and I've already given him the price based on the information provided to me.

This was exactly my point. Inspection prices based on property value just doesn't make sense to me. The same house twenty miles away would only be worth $600k - $900k (depending on which direction you went).
