A house like you described will take up your whole day. I suggest a charge of 2.5 time the price for your typical home. For example if your typical inspection fee is $300.00 then the fee for the one you described would be $750.00

My fee for that would be based on the value of the house rather than all of the RE. But for a house of that value,and size, I would charge, 1500-2000. My inspection would take most of the day, and you can bet your BP I would cross check everything I found. A client with the money to buy that house would expect to pay that much or more. If he balked at the price, I would balk at doing the inspection.

Gosh a house like that would have at least 2 maybe even 3 A/C units and furnaces. It would take most of my competitors at least 3 hours, and cost at least $350 (but that would include termite and radon tests). Remember we’re part of the bigger picture and want the buyers to have a memorable EXPERIENCE so they can give positive feedback on surveys, or is that another Web Site.

If you base it on the cost of the home…0.1% of 1.5million is $1500…0.15% of $2250… and 0.2% is $3000
If you tell them you figured the price on only 2 tenths of a percent of the price of the home then it doesn't sound too back if you look at what the realtor is getting and that can be as much as 10% or more

I did a 6000sf Home in palm springs for $5000.00 (I wanted to make sure it was worth the 2.5 hour drive to get there… I was amazed the buyer agreed to it…maybe I should have charged more)
it was a 1.75 million dollar home 8 furnaces, 8 A/C units, 5 fireplaces.
3 kitchens 8 bathrooms and about a billion rooms etc… my brother is a HVAC engineer and I had him check out all the HVAC equipment. I did everything else…
I gave him a grand and I kept the rest…
Camped overnight in the desert and went quail hunting the next day.
we shot our limit…
It was the best weekend ever!

I think you need to be consistent with your fee structure. If it is set based on your expenses/profits, then just plug in the numbers and get a fair value. It it is fair to you and to the client, you both win. This way you never have to try remembering what you charged someone else, or explaining the difference to someone. Just a thought.
