I could follow this up with the comment about the flashing needing examination, but that would be me guessing at the cause of the problem, I for one would notinclude theword " Mold or mold like" in a report.

I would think that might also have something to do with what you say in your pre inspection agreement about mold, and what you say in your report about mold.
Both my pre inspection agreement and report specifically exclude mold.

That is why I state Possible mold and that further testing is required to determine if present and type. I’m forcing them to find out what it is its no different than referring some thing to a HVAC company or a structural specialist.

good debate, the mold issue is always difficult. I personaly exclude mold specifically from my report I do not feel qualified to comment on it so I agree with Blaine's position.
Joe H, has a different spin on it, and I cannot say that he is wrong, IF you are going to use the Mold, mold like, organic growth, mildew or any other terminology like it then you should defer to a licensed mold testing/ remediation company.
there is even a school of thought that states that if you see signs of any moisture intrusion that you should defer to a mold specialist, that for me is too far, but something that you may wish to take up with your business lawyer in your state, or your E&O carrier.
