Question about a Vacation Home Rental Inspection

Has anyone done a VHR Vacation Home Rental Inspection? Are they any different from a regular home inspection? I am waiting to hear back from the county so I thought I would ask the question on this platform just to see if anyone has any experience with these. Thank you. Beian

Does the client have a different expectation than the SOP you operate under?

No he does not. I am thinking the the county might need something else. I have a call into the county. Just waiting to hear back.

Just remember, your agreement is with your client NOT the county.

Many of the homes I inspect are short term rentals on Air BNB, VRBO etc. I had three this week.
inspect them the same as you would any other home, and make sure you point out safety hazards because as a business owner they have a responsibility to their guests more so than to themselves. I mean, if your buyer falls off their own steps and sprains an ankle it’s not as big a deal as if their renter does the same and sues because the steps were dangerous.
Scheduling is a hassle sometimes since the homes are only available in between renters. That’s only one or two days per week. I often see the cleaning crew there during my inspection.

This^^^^^^^^^! I do many vacation homes that are on rental programs. I have to explain to the buyers safety issues all the time.

When a buyer asks if we do vacation cabins, I say “ yes, that’s our specialty”. Here are pictures from this morning and Sunday.

Good chance they will, considering Rental Properties are Income Properties, and most jurisdictions I inspect in have very specific requirements, (including inspector licensing/permitting) to be able to complete them.

An inspection for sale/purchase or a general condition inspection is just like any home inspection. It’s a good idea to look harder at safety items as well as potential “high wear” items. For instance cheap laminate flooring will quickly get beat up in a ski resort airbnb. Separate from purchase would be a county required rental property safety inspection, such as Baltimore MD has. Just make sure you understand what the client is looking for so they don’t get mad.

We do Short Term Rentals in the Nashville area. They are done in a specific format, require a interior map/diagram of the property that shows exits, etc. They are pretty much to verify the location of required smoke alarms, fire extingushers, window sizes for bedrooms for egress, etc. The city fire did them up untill about three years ago and then they stopped and allowed licensed home inspectors to do them. They take about 15 min max on site. Most charge $150 to $200 for this service. If we have to draw an intrior map we charge an extra $75.

Thank you for everyone’s input and info. Apparently here in Northern Ca, Placerville the Fire Department is in charge of inspecting VHR Vacation Home Rental’s. But if you call the Fire Department and ask them about a VHR inspection they refer you back to the buliding department who in return will refer you to the fire department.So hopefully they get it figured out.

It appears they cannot do the inspections. Maybe they need help (another entity to do them)?
