Getting really confused with the patio cover. One page in the course said we have to report roof covering. The other shows not to report the roof. Is this the conflict or where I understood incorrectly?
If it is not attached to the truss system you do not have to include it.
Thank you Roy! Should I report it in 4-point inspection?
If it isn’t attached to the trusses …Nope!
Understood. Thank you for the clarification!
If it is part of the integral framing ( i.e. attached to the wall studs through the exterior wall) as opposed to surface mounting. Then you would include it.
Is there any good way to identify that it is attached to the wall studs or just simply bolted to the surface of the wall? Could you please show me a picture of a structurally attached example? I haven’t seen enough properties to be able to figure it out myself…
If it is attached to the exterior, it will have some type of ledger board attached to the surface. If the joists go into the wall, it is structural. (In other words, if a hurricane tore it away, would it affect the rest of the home?)
Thank you Daniel. Now I feel better to perform the inspection.
