  4. I observed at least one valley portion of the roof that appeared to have some roofing sealant applied. This may be a temporary repair due to a past leak in this area. Recommend further evaluation by a licensed roofing contractor, and correction if deemed necessary.

  4. The roof has a dead valley, which is a point where two or more parallel roof slopes come together, but has little to no pitch. This will allow for debris and water to collect in this area, drain more slowly or not at all, therefore making the roof more prone to leakage. The shingles in this area are damaged and have been covered with an excessive amount of elastomeric roof coating, possibly due to an ongoing leakage problem. Repair by a qualified roofing contractor is recommended.

  4. I agree with JR, Dead roof Valley. A dead roof valley is where two parallel roofs meet with little to no pitch allowing water and debris to collect, causing roof leaks and other issues. Repair by a qualified roofing contractor is recommended.
