Question on bituminous, self-sealing membrane

Out of curiosity, what ended up being the faulty installation that you saw and noted in your report?

as described in post #29 above, gaps between shingles and drip edge not overlapped properly, and not mentioned was the ridge vent not properly installed, and exposed nails. i also mentioned that she showed me the roof inspection that found shingles overlapping one another and missing ice dam.

although i cannot confirm it, it seems to me that it had been attached without nails previously and looking at the pictures in the report made that realization pop into my head. there were no nails protruding from the porch ceiling except the new one. it was a painted ceiling and easy to tell upon thinking about it. so now i am so done thinking about it since i cannot even imagine what they did for a roof covering besides just gluing it down and hoping for the best, although if it did last the 20 years they said it did it seems to have worked well enough.

Can you explain the missing ice dam issue?

no, i mentioned that it was on the roof inspection report. i never saw it nor the lapping shingles, but i have pictures of the drip edge and gaps in shingles. Like anything i didn’t see, i reported where it came from and only that. i would think this is not the same as hearsay since it was a report written by an inspector, although i could be wrong. honestly i think i should stop talking about this issue since it says in my own report that i won’t share it with any 3d party without written consent. i need to put an exception in there about forums and asking for second opinions on problems. and there is another thing i learned from this thread. it turned out to be very productive for me. thanx.

Do you feel that all roofs should have ice dams?

my feelings are irrlevant. wv uses the irc of 2015 and that says we use ice dams extending 24" past the heated wall. this client had a contract that specified the use of ice dams. personally i could care less if an ice dam is used or not.

if it’s the same thing they call an ice barrier in the picture in post 39 i’m good. if there is another ice dam i’m not aware of, i’d like to know about it.

Ice dams are the reason why ice & water shield (what you are incorrectly identifying) is needed.

i called it a self-sealing membrane in the report. that’s where it counts. i didn’t say it was needed or not just that the roof inspection said it was missing. it’s Christmas and this job was over last week with a satisfied client. thanx again for the assistance with this one. happy holidays.
