Oversized picture indicating drunken (amatuer) roofing installation. Also recommend additional venting.

There is indication that the roofing installation was not done professionally. Lack of satisfactory workmanship may also be present in areas that are not accessible to be inspected. There is a greater chance of the roofing membrane failing to keep the weather elements out of the house. We recommend that the roof be evaluated by a qualified roofing contractor before you proceed with the transaction. Any transferable warrantees that may exist for the roof should be obtained from the sellers.

There is insufficient venting of the attic space. This will reduce the life span of the roof as well as increase moisture in the attic space that can lead to forms of wood destroying organisms reducing the load carrying capacity of structural members over time. We recommend that the attic venting be increased by a qualified roofing contractor to forestall any further damage.

Image posted on the NACHI BB are excessively large. Large sized images are not only inconvenient to view but also take considerable time to download esp. for dial-up users. We recommend that the inspector resize images to a manageable size for the convenience of the other members before posting any more images.

Improper ridge vent installation.

Insufficient ventilation.

Slots on "Repair" course shingles are in-line with the course below ![eusa_naughty.gif](upload://nYl3dmRmAIH81yCdH9V96akYnNa.gif) .

Valley needs to be closely monitored for leaks. I see asphalt cement on the shingles in the valley which may indicate the shingles were not back cut when installed.
Study application methods on a shingle wrapper to see what I'm talking about.

Overall poor installation.

Football on the car port, and improper installation of a ridge vent, repair or replace, other areas of the roof may also need attention, consult a qualified and licensed roofing contractor for further evaluation.

10:00 am = 1 beer
11:00 am = 3 beer
12:00 pm = 5 beer
1:00 pm = 7 beer
2:00 pm = 9 beer

Seems to be several other issues besides the roof vent. Like-“improper shingle spacing” “Broken or chipped shingles” “Grommets missing from vent stacks” “improper valley flashing”.

thanks
