Realtors Performing Repairs or Showing Up to Roofing Jobs

Hey Everyone,

I’m curious if anyone is seeing realtors performing small job repairs, like installing a disposal? Or showing up to a complete roof tear-off and supposedly supervising the job, or “making sure they are doing the job right”, etc. Not that it’s any of my business, but I have seen some realtors posting videos lately of doing repairs for a client and supervising a job for a client. To me, that’s a little mind-blowing with the concern of liability, etc.

Not to long ago, Ben Gromicko posted some videos about how Home Inspectors are non-biased parties that can help monitor or report back to clients how the contractor is doing and if the roof is being installed properly.
It would seem to me that the smartest way to go would to hire or involve a home inspector, like ourselves, as a consultant on various jobs. Wouldn’t be a lot cheaper in the long run? Just in case a problem arose.

Appreciate any insight!

It’s not uncommon for agents here to scrape and paint so a house meets non-conventional loan conditions.

It’s possible that the agent(s) in your scenarios have experience in the trades. To keep a deal from falling through they put on their work clothes to make it happen.

Our job is to note the conditions of the home in an inspection report. What happens after that is up to them. We recommend qualified and licensed contractors. The reality is, a majority of the items are never corrected. If they are, it’s most often done by DYI or by someone that payment is limited to beer.

I only know of one agent who does handyman work to prepare a listing.

I’ve never heard of an agent showing up for a roofing job.

Most agents I know are too busy being agents to do repair work.

No, I’ve can’t recall seeing a Realtor work on a house during an inspection, but regardless, as long as the jobs done right, that’s what matters in the end.

If I’m on an inspection and a REA was doing a minor repair, it’s on them to do it right, it’s on me to report to my client if it’s right or wrong.
