While inspecting the crawl space under this house I found a large drain pipe being supported by cinder blocks and bricks. This pipe should be supported from hangers or hooks and not put any pressure on pipe fittings. I suggest a plumber make repairs to this drain pipe.
A septic tank should be inspected every year to insure you don’t have an overflow problem. You should only flush toilet tissue that can easily dissolve . Never flush tampons or diapers. Never allow chemicals like paint thinner or gas to enter septic tank, it could disrupt the bacteria needed for the decomposition for the waste.
Rust or water stains noted at drain line under sink. Clear taped on drain connector to
dishwasher indicates prior water leakage. - Repair or replace. No handle on hot and cold
water shutoff valves. - Replacement needed. Dishwasher drain line connection point too low than normal - Repair as manufacture’ s installation manual. Unconnected dishwasher supply hose noted - Consult with a licensed plumber.
Drip Leg: It is for collecting debris, moisture or dirt from gas supply line. It must be installed near gas-fired water heater or boiler. Its length extend as near as bottom floor. It is capped to enable to clean or remove the debris.
Here is a copper line being supported with a galvanized hanger. over time these two metals will begin to react and corrosion will start leading to a water leak. A piece of rubber should have been placed between the metals or better yet, a copper metal hanger should have been used.
Hot water labels show the age of the unit the size of the unit. Hot water heaters should have a t p r valve and appropriate plumbing fixtures for safety reasons as to prevent burns or scalding hot water injuries
I learned all of the distances both horizontal and vertical that each type of plumbing pipes must have. I learned they must be supported by hangar straps as well as other tools. I learned about laundry sinks and that they cant be concrete.
Air admittance valves; these valves are usually installed in kitchen islands or as a cost alternative than tearing apart a wall and replumb the kitchen or bathroom area. They need to be installed after the trap and be directly above the drain line with a minimum of 4 inches above the top of the p-trap.
Attached is a photo of a dryer bent on the outside of a home. This vent is ran correctly and within 25 feet of the dryer. No issues were noticed such as any type do clogging or anything in the way of the vent.
The article discussing truck signage describes what signage is acceptable Amsterdam which would actually hurt business. Homemade lettering or overly detailed and wordy signage may give a bad first impression and detour customers. Make sure to be professional and clean.
The picture of a kitchen sink and dishwasher. During the inspection process the following items were checked. Hot and cold water supplies, drain system, food grinder for proper wiring and dishwasher for proper wiring and drain connections. All seemed to be problem free. The proper high loop for the dishwasher drain was correct and the appliances worked properly.
Garage inspection. After looking at the picture sent in by the inspector he was correct in saying that there was defiantly issues with the truss system. The wrong type of attachments, improper truss bearing and the install of unapproved fasteners. I wonder what else the inspector noticed during the rest of the inspection. See this condition would really make me aware of other potential safety issues
Half bath lavatory has required P trap installed. The hot water is on the left and cold is located on the right. Both water sources have the required shut off valves. The sink has the required drain stop.The drain test showed no drainage issues, and no signs of leaks anywhere on or around the fixture.
After reading “The Duty to Warn” article, I have learned that is critical to document, and disclose any finding that is deemed as potentially dangerous or harmful, to any and all relevant parties. This duty outweighs any confidentiality that is owed to my client. I will definitely be adding verbiage to the Client Agreement that clearly outlines my right to disclose such information, and to whom, in order to avoid potential backlash from the home owner.
An active leak is seen here beneath the pressure reducing valve in the crawlspace. The leak may be due to either a faulty pressure reducing valve or bad connection points. It is recommended that the active leak be fixed as soon as possible to prevent further pooling of water inside of the crawlspace.
I learned that clearances for gas water heater single walled vent connectors are 6 inches, but that clearnace is reduced to 1 inch when the vent runs through a B-type vent. I also learned that water under high pressure can become “super heated” and, therefore, explosive if a water heater were to fail.
The water heater is rusting, appears to be full of rodent droppings and needs replacement, a drain pan and an expansion tank and seismic straps need to be installed. It also needs the PRV to extend to the exterior of the home.

I learned that “Reliable transportation is essential for the building inspector, whether s/he performs primarily residential inspections or also offers commercial property inspections.”
The home inspector needs to think from the perspective of the clients and potential clients. There is no easier way to display the type of work one is performing on the unseen side of things than by having a professional vehicle. This is a vehicle not only capable of functioning safely and effectively for the tasks but also in a way that is clean and represents that the inspector takes pride in his work.
Here we see an image of a residential water heater. This water heater is an electric model and is relatively new. This water heater however is not strapped over the upper and lower third and I would recommend also that a drip pan be installed.
In the article water heater expansion tanks I learned that is an expansion tank is placed in the horizontal position that it will need additional support so as not to put a strain on the piping. I also learned that the expansion tank is not a suitable replacement for a TPR valve.
