Traps
a trap is designed to keep sewer gases and bacteria from escaping the drainage system into the home. Each fixture should be trapped by a water-seal trap. Some traps are prohibited due to the functionality as they dont allow the drainage flow and the ability to lose a trap seal as it is the case of the S trap that is shown in the picture.
If a Home Inspector misses something: as a home inspector is important to educate our clients on what a home inspection entitles and whats is included on it. When an inspector misses something is a good opportunity to learn and to use the situation to market your business. The way the situation is handled can determine future business.
The thermostat in a water heater shuts off
The heating source when set temperature is
Reached.
To prevent catastrophic failures
Water heathers are require to be
Protected for both excess temperature
And pressure.
The ’ tpr’ valve are set to operate at a
Water temperature above 200F. And a pressure
Above 150 psi.
I read an article on pressure assist toilets, the pros seem to out weigh the cons for older homes especially. There is a greater amount of pressure pushing waste through older pipes allowing for less clogging. They are also great for humid climates as they have a tank inside a tank design. some of the downfalls however are the cost and the noise when flushing one of these units.
this picture is of a recently replaced hot water tank. It clearly has all the proper labelling marked on the tank from a third party that it has been previously inspected before install. it has a three quarter drain valve at the bottom no more than six inches from its base. The fuel shut off valve is there and within proximity for later needs of repair.

Indirect water heaters employ a very high efficiency furnace or boiler and a water heater. An intermediate fluid passes from a coil in the furnace combustion chamber to a heat exchanger coil in the hot water tank heating the water. Combination space/water heaters can reduce hot water costs 5% to 10% annually.
The mechanical purpose of the trap is to hold water to prevent sewer gases containing viruses and bacteria from entering the home through the drain. With an S trap drain, the trap is easily siphoned dry with each use and the water seal no longer exists. A properly installed P trap will always maintain a water seal.
My photo is of the fuel supply shut off valve. The fuel is natural gas and is supplied by the city. It is located on the south west side of the house. It appears to be in decent functional condition with no need of attition.
The article I chose can be found in the Business Success and Marketing articles. It was about some of the freebies you should not give out. There were two books, both home improvement books, one for idiots and the other for children. There was a movie and duct tape. The idea is these types of freebies create negative feelings and should be avoided.
This picture contains a image of underneath a bathroom sink that shows the shut off valve, with the line being a flex, and the main plumbing containing copper that goes through the house. It shows no sign of leakage and in very good condition.
in this course i learned how a lavatory is a bathroom or a washroom sink. Laundry trays made of concrete are no longer permitted, and that a shut off switch or disconnect is required on all electric water heaters inside of a house.
When a home is consumed with clutter and or non-accessible areas of the home to allow the inspector to complete his inspection, an incomplete inspection should be expected. Having a home neat and to a level that will allow an inspector to complete his non-evasive inspection is key.
Inspecting the GFCI outlets with the proper tools is critical. When testing all the outlets, you insure multiple point are checked off- 1- they all work properly. 2- By using the proper GFCI tester, you ensure the proper voltage is moving through the outlets. 3- If an outlet is not working, then there is a larger issue being faced.
The electric water heater has rust damage in several areas at the bottom. This could indicate some problems with the water heater. It should be further evaluated by a licensed plumber. The water heater also has been installed directly on laminate finish flooring. There should be a drain pan underneath the water heater. The drain pan piping could be terminated at the floor drain just a few feet away. This could catch leaks avoid major damage to the flooring. The flooring is already showing signs of damage.

Here we have a pic of a kitchen sink drain.Upon inspection I found it to be caulked from the top around the drain, which led me to this seal under the sink that was not completely sealed or screwed to the top.
OSB vs plywood. The two most used in construction.while osb is cheaper than plywood it is also heavier than plywood.Plywood can get wet and return to its shape while osb stays swollen where it got wet, thus pushing what ever its under up.Osb comes from smaller trees whereas plywood comes from the bigger trees making it more costly as stated earlier
This is a photo of a drain waste line under a kitchen sink. A P trap is installed which is satisfactory, the dishwasher drain waste line is looped, and the drain line is hooked to the garbage disposal which is satisfactory.
