The focus of this photo is the Expansion Tank. When water heats up it does expand causing a higher water pressure in the hot water line into the tank. That helps to keep the rest of the hot water system to stay in the normal water pressure range.

After reading the article on Galvanic Corrosion I have a better understanding on what happen to the two dissimilar metals. In one home a repair was done Where the public water was connected to the home. Steel pipe meets where it transitions to copper pipe. Dielectric unions should have been installed but it was not, this needs to be called out because it will disintegrate again.

The gas fired hot water heater was 3 years old and had no defects, there is a gas shut off valve noted, flue exhaust pipe was secured and into chimney with visible gaps or leaks. The water temperature was at a dangerous temperature (146 F) as measured with thermometer and noted to have setting lowered on hot water heater.

Inspection of the dryer exhaust I am looking for a continuous connection from back of dryer to exit of structure without any exhaust leakage. Pipe connections should be without screws and exhaust hood on exterior should have no visible obstructions and far enough away from any air vent window or door.

While inspecting this house I noticed that the bathroom had been moved from one room to another and noticed that the plumbing came up through the floor in this instance they had to add a studder vent to allow the sink to be able to drain correctly. Everything was fine correctly I would of recommend that they tried to put it more into a wall vs middle of basin.

I choose to look at the difference between 1/2 and 3/4 piping. While most houses use 1/2 I like seeing 3/4 for outside spickits. When looking at house I always turn on each faucet to make for one they work and to make sure that they are all tight and have no leaks. I also look at connections if possible to make they they have no leaks and have right connections.

This is an electric water heater. The TPR valve is present however, showing in this picture, it vents into the wall and is NOT visible where the final termination ends. Also has more than 1 90 degree turn. Recommend evaluation for repair/update by qualified contractor.

The article I read was entitled Toilet Instpctions. I learned that toilets that are operating improperly can have a big impact potential. Houses that have wells can run dry especially if the house is vacant. I also learned that you can use a dye pack placed into the tank of the toilet and that 15 minutes later an inspector can tell if water is migrating out of the bowl.

The image I took is of a toilet supply line that is passing through the sub floor from the basement into the first floor bathroom. The supply line was leaking and caused the sub floor to rot and black mold to grow. This is a classic symptom of what happens to floors and surrounding wood when small leaks are left unchecked and structural damage can start to occur.

The evaluation of this closed-coupled water closet (toilet) revealed no deficiencies. Seen pictured to the left of the unit is a shut off value. Both brass bolts were properly covered. A nudge to the side of the toilet was applied to check for improper fastening. This home is established on a monolithic slap which does not allow for rot on the other edges of the toilet. Toilet functioned proper during the flush/refill test. Per our SOP’s this is an acceptable install.

PVC became more relevant to everyday use after being used in war during the 1940’s. Today you can find PVC in several products besides that in the pumping field. It is the third most used plastic in the world and heavily relied upon. A seemingly un-harazdous product is actually very dangerous to our heath if it combusts. It is extremely difficult to dispose of due to its ability to last seemingly forever and does not decompose.Iif attempted to be burned it releases very dangerous gases. Releasing two very toxic elements: hydrogen chloride which can burn skin and cause untreatable respiratory damage. Dioxin is the most severe carcinogen know to man and will last in the environment for several years. Only .5% of this plastic can actually be recycled.

My picture and essay for this section is over plumbing and a P trap that is in my bathroom. We are remodeling now and I am seeing all the things up close that I have learned about over the years and getting refreshed on in these courses. The trap under the sink in my bathroom is correct and has no defects at the time I inspected it.

There is so much info in this article that I printed it off so that I can reference it in the future. Endless knowledge and help as always and an amazing resource to have when I am needing the right words when finding plumbing defects.

This picture shows a home inspector taking the temperature of the water coming out of the sink. It is important to carry a gauge and test for hot water; it might show signs of issues with the water heater. I never knew there was an actual defined temperature for hot water, but it turns out any water 110 degrees or above is considered hot water.

I decided to read the article on water quality because that is something I have an interest in. I am always trying to find the cleanest water on the market and when reading the article I found out that some people who have health issues or are going through treatments such as chemo, actually need to talk to a doctor before deciding on what water to drink. Their immune system is already low and if the wrong contaminate gets into their body it could make things worse. I never would have thought someone would have to consult a doctor as to which water they can and cannot drink. This is why water quality is so important.

This essay is on windows with broken seal that are foggy. The reason they are foggy is because the argon gas has escaped out from between the 2 panes of windows and the only way to repair this is by have a licensed Window specialist to repair correctly.

My essay is on window that have lost their seal and the reasoning behind it.The reason windows lose there seal is from slamming of windows and the argon seal gets broken and escapes and only proper repair is done by a window specialist

Inspection & Writing Assignment:

The bathroom sink or lavatory should have a maximum of 2.2 gallons per minute flow rate and a 60 pounds per square inch pressure rating. This is not something the inspector needs to measure for. Drop in water pressure due to the use of another fixture at the same time is something that needs to be reported.

The trap or in many cases called the p-trap is used in every place there is an appliance/fixture drain in the home except for a toilet. You may find a clean out on the standpipes that are meant for servicing for clothes washers.
