Roof to Wall Connection - Screws


Folks I am scratching my head. I did an inspect on a 2003 built manufactured home. Wind Mit included. The roof to wall attachment is screws holding the clip in place, not nails as the wid mit form asks. First for me, any guidance as if or if not, I can give the client the clip check box, or since it is not “nails”, as the form asks, does it get kicked down to a toenail?

Nails are structural, (those) screws are not!

Simpson-Strongtie does make screw(s) that are designed (and approved) for roof to wall attachments. Those screws do not look like them.

They look like drywall screws to me!

Me too. Unfortunate for the homeowner, someone screwed up on that one.

Dave, so would you agree on this that the home gets toenails for the roof to wall connection?

Manufactured homes don’t qualify for the standard Wind Mitigation program, FYI.

Never seen a manufactured home with an attic. Wind mitigations are not performed on Manufactured homes ( regulated by HUD and have registration stickers). Mobile homes that are site built and regulated by the building department can have wind mits performed. They will often look pretty much exactly the same.

Insurance companies make their rules. Those (drywall?) screws don’t look like an approved fastener.

This looks to be a Modular home vs. a Manufactured home. So yes, a wind mitigation can be performed.
“A modular home is built to the building code of the location where it will be placed. In Florida, it’s the Residential Edition of the Florida Building Code (FBC) and the Department of Community Affairs (DCA) further regulates the construction of modular homes.”

Well at the end of the day the wind mit form says “nails” for the RTW so I have to take the form at face value - these aint nails.

Modular home, not manufactured / mobile home. Structural screws count the same as nails, but these do not appear to be structural. Select ‘OTHER’ with explanation.
