Settlement - Manufactured Home

This is the 1st manufactured home I’ve inspected. Built 2005, placed on poured concrete basement. There is a ceiling and a wall crack in the sheet rock running down the center line of the home. (It has been filled) This matches the location the 2 halves of the manufactured home were joined. Looking in the attic and basement there isn’t anything that jumps out at me. The two main beams in the attic and basement maintain the same gap along their length with no signs of movement. My question is: Is this to be expected in a home of this type? To me any movement would be at this point in the home. No other ceiling or wall cracks in the home. In the basement the center is supported by 6x6 columns 10ft apart for the length of the home.

If this were a stick built home I wouldn’t be too concerned with a crack like this, fill, texture and move on. With this being my first manufactured home I’m just double checking. Thanks

Don’t you mean a “Modular Home”?

Looks like a poor taping job where the two sides were joined.

Sometimes they do a crappy job of sealing the joint where the two halves come together. Unless the floor slopes away from the split, I wouldn’t be concerned. Lately about 1/2 of my inspections have been Mobile Homes.

Thanks Randy
