For those that inspect a lot of steel siding (of which i see little) for outbuildings and such. What do you typically recommend when you start to see their fasteners showing their age? For example, a few here and there pulling loose, rusting, or the rubber gaskets are beginning to dry out and fail?
I recommend fastener replacement as needed. It is a common maintenance item. For example, replacing metal fasteners on a steel roof is very common at some point during its life cycle.

Here is a decent article on metal roof fastener replacement. It can be applied to siding as well. Expansion or contraction of panels, impact damage, withdrawal, rust, gasket deterioration etc. are some of the reasons fastener replacement is needed. (typically with a new larger diameter fastener or sometimes a change in thread coarseness will do the trick)
