Stone veneer deteriorating

Here is a photo of a 11th month warranty inspection.
The multiple stone veneers around the house was deteriorating so bad I could “peel” of pieces of it.
How would you write it up? To patch or to replace the stone?

1st of all, it doesn’t appear to be real stone. Perhaps some pre-cast material that is possibly defective.

Don’t state what should occur. Refer it to a licensed contractor (not the installer) for “further evaluation to repair or replace as deemed necessary.”

I 100% agree with Joe.

What you see there is loose crushed stone aggregate that was hand place with pressure in the wet mortar. Not all of the aggregates will stick when done by hand with improper adhesives such as mortar.

This type of system was used to make whole front panel facades on a Zayre store I built in 1974 in my home town and they were using epoxies for the base on a transit board front and would literally throw the stone on the panels and push in by hand.
Quite impressive actually, more so than the small area of the picture above.

Could be multiple reasons of which is outside the scope of an HI…report what you see and direct them to the proper professional.

Also on a side note…and this is not just you…most members who ask questions only post one or two pictures of which is usually a close up…this doesn’t help at all when trying to evaluate a system or component…many times an adjacent system or component is the culprit…in other words, more pictures including a picture(s) including the whole elevation…not something just a few inches away.
