New inspector here trying to make sense of this. In the training there is supposed to be spacing, in all my research outside im finding mixed responses.
Would anyone be able to help me with how i would inspect and report this?
Is it a matter of recommending a licensed siding contractor or is there something i should be looking for, like determining if its a concerete block wall underneath (one of the internachi forum posts)
That appears to be a wood framed wall, is that correct? If so, Just report that there is no visible footing, so you could not verify if the framing is elevated.
Also report that the stucco should terminate above grade, with a weep screed.
If that is a block wall, I would not report it (depending on your area)
Yes that specific archive is what led me to ask because in the responses was a comment about concrete walls that were possibly sprayed with stucco and other articles uploaded that added information i didnt remeber seeing in the course. Has me a little confused
Thank you. Thats what has me confused. Being new to this i havent come across anything in the course work in regards to this. How do i tell what the wall type is? Climb in the attic and see if there is wood or concrete visible?
Thanks again. I read through the forums you posted. Good information but i am not seeing explanations in those forum posts about a situation in which stucco does not have spacing to concrete, my apologies if i missed something
Quickest way is to look at the placement of the window. That’s what I was going off of in your photo.
If the window is flush with the exterior wall, it is likely a wood framed wall. If the window is recessed back several inches, it is likely block or concrete wall. This is typically the best indicator, but not always the case.
You can verify further by the total thickness of the wall, or by looking at the top of the wall in the attic.
The whole gap at the bottom of the stucco on a slab was never done in my area until the 80s, and most houses we inspect were built in the 60’s and 70s.
Hence, I don’t call it out, because it wasn’t a requirement at the time, and no one’s going to fix it.
Now if it’s missing on a relatively new-ish build, that’s a different story.
