Time to re-roof

Around here it would be $15K -$18K, unless they see “mold” and an insurance claim, then it jumps to $30K +.

My rental property, with a hip roof cost just over $9k for 24 square. Installed Jan 9, 2024.

I chose Sack Roofing because Sack roofing has around 10 crews, 7 of which do new installation in The Villages, so they get best pricing on shingles. We installed Atlas Pinnacle. $375/square complete. I liked the owner, he’s a “cowboy” and old school. "We don’t charge you for every little thing, the price is complete unless we find a big mess under there. We probably won’t. A sheet or two of plywood we won’t even mention.

To your point Dominic, Batterbee quoted 17k. The Roof guys were just under 12k and Skylight roofing was $9k also but charge extra for everything. Neighbor used Skylight(same house size) and they ended up paying about $250 more, so I’d recommend that company too.
