Florida Home built 2005, inspection the electrical wiring blackening on copper wiring, Inspection wiring in home from kitchen area, Bedrooms, Bathrooms, The home owner mention the Drywall was made in Republic Paperboard out of Oklahoma this is a recycling plant for manufacture of Drywall.
I hear of recycling company recycle toxic drywall with American made drywall.
I remember reading something like this in another state could of been Florida this was years ago.
Does anyone have any comments on this, this is the second home I found it it the Port Orange Florida

There’s a million sites that discuss the “contaminated or corrosive drywall” issues here in Florida (I wouldn’t call it “toxic” until it’s tested or confirmed, but that’s just me).
When you’re in the attic you can get a look at the backside of the drywall to see if it has any identifying labels or markings.

It certainly checks all of the boxes, but if you are doing a normal inspection this is way outside SOP. I would disclaim with the observations and concern, and call for third party analysis.
All of the observations (blackening copper, the Chinese lettering, etc) all bring you closer to suspicion but the labs tell you if it has elevated levels (not all Chinese product did).
I had a case where sulfur in the water caused similar corrosion. So you never know
When this was happening in real time here in Sun City Center, Florida in newly constructed homes the telltale signature sign was that the A Coils would develop small pinholes and lose refrigerant, then when you opened up the unit there would be a black soot like substance coating everything. The failure of HVAC systems in less than 6 months was the eyeopener. So, checking the age of the air handler is a very good place to begin your investigation.
