TPO Roof Membrane Wrinkles

I inspected a flat roof with a 1 year old TPO roof with excessive wrinkling across the entire roof. I know that TPO shrinks and expands with outdoor temperature which will cause some wrinkling in hot weather. But this roof has wrinkles every two to three feet across the entire roof, in every direction. Can anyone tell me a standard which can be used to determine if the wrinkles are seasonal and acceptable or excessive?

Check with the manufacturer. Was the roof covering installed in the summer? If so, should the material return to that original condition? A photo would help, but what you describe sounds excessive.

I cannot provide a “written standard.” That boot is a Firestone so you could start with the manufacturer.

IMO. The wrinkles are excessive and will affect proper drainage at a minimum. Loose material may often result from substrate issues or poor installation.

And what is this? Shadow?

Lots of wrinkles. Look like it has been repaired. Standing water stains next to the seam repair.

Here is another consideration. These fasteners appear to be lifted. Just more clues of a bigger problem.

I put a pin on this issue, I spoke to the technical support rep for the membrane manufacture and I sent him the pictures to review. He came back and said these wrinkles are acceptable and will not cause a problem with the life of the membrane. He agreed they are not great looking but felt the roof was installed in the cold weather and subsequently expanded in the heat. His description of when wrinkles are a problem is when you can grab and fold the wrinkle over.

Oh sad if you’re the owner.

That is his only concern. He is not considering other performance issues that arise such as the fasteners in withdrawal or poor drainage. Those issues will be excluded from any warranty claim.

Good morning Brian. I didn’t mention this but the rep said he saw no drainage issues nor attachment issues so I will use this as experience for next TPO roof I install. Thank you for your input.

So the rep volunteered the fastener/drainage opinion? Or did he just not mention it?
