Triplex's... realtor wants me to inspect one, any advice?

A realtor contact of mine has a triplex that he wants me to inspect… I am not sure what the square footage is, but I am not even sure if my INSPECTVUE software is compatible!!!..


I have been only doing single family homes and condo's and have done a triplex yet....any advice? I would greatly appreciate any help from you guys that have done these before.
And what do you charge?!??..... $250 per each unit, more or less, let me know... I guess I could always just break down each unit with my software... I guess I would have to...

I'm not sure how InspectVue is set up as far as adding multiple units, but when I do multi-families I add a note in (parenthesis), at the end of every particular defect or line...i.e. (1st Fl., 2nd Fl., or 1st fl Rear, 2nd Fl. Front, etc.)

Hi David;

I recently inspected a duplex, and found that the most time was in the main part of the first inspection which included the outside, basement, interior, and the other apartment of the duplex was about 1/3 of the time to inspect, but added 1-hour to the report writing.

$300 fee for up to 2000 s.f. + 1/3 = $400+1/3=$533

Most of the inspection is done on the first apartment, and then most of the rest is redundant. The extra time is in the report writing. I found that the regular inspection of a duplex was an extra 2 hours and 1 extra hour on the report. Depending if the apartments all have different electrical panels, basements, and separate water and sewer entrances, would make a difference on the total charge.
Typically, the common electrical, sewer, and water all come in to one common area. Therefore, you do not have to inspect all of these in the other two apartments.

Yea, some investor called me up and aksed if I could inspect a triplex.... I told her $600 was my price.... she said well, I found another company that only charges $400....

So I told her, well if you are price shopping choose them.

Don't feel bad if you were under priced. because last week I had an e-mail request to inspect a 1200 s.f. property and was asking for quotes.
I replied with a proposal of $280 since it was local. I requested information after a week to find out what decision was made and not be afraid to insult me. She responded and said she had found an Inspection Company that would do it for $198. I said go for it, I can't.

You can not get them all, and sometimes it is for the better.

I have done several multiple inspection myself. I usually feel the person out. I try to see if they are going to be a repeat situation. If they are full investors and I am going to get more business from them, then I do work with the people.

I personally charge 300.00 per building up to 3 units then $50.00 per unit after that. I also inform the buyers if I get a repeat business, I can do a better deal on the next ones. Then I work up the deal get the job and they are happy. the next time, I inspect a building for the same person I drop it 25-50 dollars. I never go under $200 per building starting.

I have several differant people who are buying investment properties in my area. I am the only one they call. Matter of a fact, I got a call today while out for Breakfast with the wife. I use my wife as my Receptionist. Sometimes, she goes on inspections with me. She answers the phone, greets them, and does the intial deal. Makes a statement like, "Please hold, while I get the inspector." The remarks are really great about having a receptionist and someone real answers the phone. Back to the call... The gentleman said, he got a few names from the "BOard Of REAlTORS". I called one got the answering machine, talked to others that seemed to busy to talk. I like the fact that you have a receptionist. Now, you are taking time to talk. I will be using your services. He also asked me if I knew a good Real Estate Lawyer because he did not want to use the Bank's Lawyers and the Real Estate Lawyers. I gave him a name but I have no connections with the Lawyer, just one I worked with and was good. Client was his focus point.

That is how you build the business. He also stated, he will be buying more properties here. I did charge the 300.00 for a single unit. Next inspection will be cheaper.
