Thanks for all the replies. As with most topics, there are many points of view. As my former colleagues (other Building Officials) thought it was an important enough issue to include in the codes many years ago on the West Coast and now that Building Officials nationwide have included it in the first two editions of the International Residential Code, I will be mentioning it in my reports. The question is, where in the report.


There is obviously a safety concern but maybe not a great one. There may be a liability concern for the client as some future code inspector may require the work to be done but it that doesn't seem likely as it should be considered "grandfathered" in most communities. Residential furnace and boiler rooms don't require sheetrock unless they are in a garage. Maybe I'll hop over to the ICC forum and see why they think it is so darned important. I'll report back, if I get any good ideas.

I have an unfinished basement with a 125 thousand BTU forced air furnace blazing away. Does that mean I have to have a finished basement. Even if I did’nt have a furnace I still have “combustibles” down there. The floor joist are exposed, I think they are a little more important then the underside of stairs. I’m just being a smart a$$, I would not report anything as nit picky as that. Just my mode of operation. icon_lol.gif

How big is your house? Did you do a heat loss calculation?!
