OK, I have found no place to ask a question in Specific Inspection Topics about attached garages.


My inspection today had an attached garage with vaulted ceilings as to match the house, there was insulation up there but NO sheet rock. I called out they needed sheet rock on it but I wonder if the fact that it is vaulted and no air passage to the main house if it is not required? The owner said when he bought the house the inspector never said anything about it and that was 12 years ago. Who thinks what about this or is there a code someone knows about?

I say vaulted or not, it needs to be boarded and taped if its attached.

Thanks for the info but the question in my mind still is if in fact that it is vaulted and no air passage to the main house if it is not required? I will be calling our local building department first thing in the morning and asking one of our inspectors. Some times people get away with this s#!t in the county were they are lot more relaxed about codes out there. By the way did I mention the house was in the county not city. I personally think that’s Bull s#!t. As a contractor I am known as mister overkill anyway. I will post what the local building inspectors tell me.

If sheetrock is required up there, my house, and every house in my subdivision without living space over the attached garage is in violation. That’s several hundred houses.


Also most of the homes I've inspected are in violation also. I always verify there are no opening in the sheetrock between the garage and living space. But not if there's nothing above them. To make your decision real simple, here?s the IRC code?


The garage shall be separated from the residence and its attic area by not less than 1/2- inch (12.7mm) gypsum board applied to the garage side. Garages beneath habitable rooms shall be separated from all habitable rooms above by not less than 5/8-inch (15.9mm) Type X gypsum board or equivalent. Where the separation is a floor-ceiling assembly, the structure supporting the separation shall also be protected by not less than ? -inch (12.7mm) gypsum board or equivalent.

So as long as there's a dividing wall between the living area and the garage, you're all set. Don't forget, if there's also a living area above, it must also have the required divider protection on the ceiling of the garage.

Hi All, and this is what our building inspectors tell me. In an attached garage with a vaulted ceiling if the separating wall (fire rated) between the house and garage goes all the way to the roof line than the ceiling in the garage does NOT need sheet rock. P.S. There is no room above this garage either. Thanks for all the responses.

If the garage wall or gable wall or any wall can be penitrated into the house, a firewall is needed.
