Located in an exterior closet. Obviously the homeowner never thought to look in there every once in a while.

The unit was still in operation and supplying the house with hot water. The T&P valve was leaking which rotted the floor which..... well you can guess from there.

A few questions:

1) Do you also have a pic which shows the rotted flooring?

2) Just out of curiosity, any idea if the valve was defective, or if this was actually a malfunctioning over temp/pressure heater?

3) Can I get your permission to use that for client-education proposes?

1. No I don't have a picture of the floor. I didn't want to be too close for too long.

2. I seemed as though the valve was faulty and just leaking water.

3. Yes, you may use it as you wish.
