Weep holes write up

How is everyone writing up no weep holes in brick? This is a very common defect in this area, probably 75% of the brick homes I look at do not have weep holes. Most of these homes are 50-70 years old and are showing no issues. I know it’s a defect but I sort of hate to write it up knowing the next house the clients look at may well have the same issue.

So, my first question would be… are these walls “Brick Veneer”?

As far as I can tell they are brick veneer. I’m a new inspector and this is not a strong point for me. They have standard wood frame construction. In most every case the brick goes below the ground so I can’t see the foundation. One of the houses I’m looking at I was told had vinyl siding when built and the brick was added later. So that one at least is obviously veneer.

Write it up. If it occurs often enough it becomes a canned comment. I have several like that; for instance, rake flashings are a rare thing here. As such, I have a canned comment that goes into 99% of my reports.

My question would be; if you decide not to write up this defect, what other defects are going to be “common” or “not big enough” to make it in to your report? That’s a judgement call, I guess. As far as your clients go, this is a chance to show off your HI acumen and educate them in regards to weep holes. They get answers and you look good. It’s a win-win in my book.

I have canned comments both for no weeps and blocked weeps.

Typical in older masonry homes. Not code until the early 1990’s if my memory serves me well.
Commercial is a different story.
When filled in I report masonry weep holes blocked. Recommend further review by a licensed masonry contractor. Act upon any referrals therein.

I never write it up missing weep holes when brick but mortar appears consistent.
Note: Weep hole are required, generally spaced a maximum of 33 inches on center, (o.c.) on center.

When they weep I do not report a thing except appear to be acting as required.
