What a dumb idea!

Panelized systems simply installed on top of drywall and then covered in insulation could certainly pose a fire risk however, most of what is installed around here is actual cable installed on the finish side of drywall which then becomes embedded in the plaster finish coats. These systems are no more a fire hazard than wiring inside wall cavities.
I don’t want to see inexperienced inspectors looking foolish by unnecessarily flagging every electrical radiant ceiling heat system as a fire hazard.

Wayne I ran it across the ceiling and was even able to figure out which way the coils were running ,plus found the dead spots.

I learned that it very costly to go in there and repair and that it is an older system.

I doubt they would be updating the insulation in places that still have it unless they are also switching to new heating methods.

Going through all my old inspection pictures this week to file them so will post a few here over the next couple days.

Very easy to miss this system if you have not seen it before.

Was not able to see any heat strips my camera must have been on the Fritz;-):wink:

These systems are nothing like the new ones. They are old systems that run off 220V - 20 amp

I refuse to accept the fact that any aged electric heat, especially stranded wire that gets hot enough to produce heat, could truly be safe and functional after 40 years of use.
I find most has failed long ago and usually does not work properly now anyway.

Any aged wall or ceiling heat always gets a recommendation to have it evaluated to ensure it is safe for functional use. The fact still remains that due to the age, it is inefficent source energy…

There’s a difference in heating elements being surrounded by flammable materials and heating elements encased in plaster.

New ones wouldn’t be a problem , we talking about the 70’s here . BTW scan with a camera you probably find were it is broken . found several . I will make a comment on any of these from that time period.

Your correct Bob Most that we find here are not in use, NEW systems in how ever hardly no one disconnects the ceiling heat here. They add insulation and move on That’s where the problem comes in . similar to knob and tube. then some kid cranks the thermostat and walks away.
