I’m not too familiar with flat roofing. Would anyone be able to tell me what type of covering this is? I think its modified bitumen.
There’s some cracking. What would your remaining life estimate be?

With all that alligatoring and standing water and possible coating, it is a leak waiting to happen.
Refer it out to a qualified roofing contractor. IMHO…YMMV

Don’t ever give a remaining lifespan.
And… I wouldn’t identify it if I didn’t know for sure. Identify problems and leave it at that. Mention any evidence of leaks. If there are none… say so.
